Common Seller Questions

Rowell Auctions, Inc. has been selling real estate, land, equipment and estates at auction since 1936. Here are straight answers to the questions sellers ask us most. Don't see yours? Call us at (229) 985-8388.

How do I sell my property at auction with Rowell Auctions?

It starts with a free consultation. We look at the property, talk through your goals and timeline, and give you an honest recommendation, including whether auction is the right fit. If it is, we agree on terms in writing, build a marketing plan, and run a timed online auction. After the auction, we handle the contracts and coordinate closing.

What does it cost to sell at auction?

On our real estate auctions, the buyer pays the commission through a buyer's premium added to the high bid. In most cases, the seller's only cost is the promotional cost of marketing the auction. We put every cost in writing before you sign anything.

How long does it take to sell at auction?

We typically market an auction for about 30 days. After the auction ends, closing usually takes 30 to 45 days.

Do I have to accept the high bid?

Not always. Most of our real estate auctions are offered subject to owner confirmation, which means you review the final high bid and decide whether to accept it. In an absolute auction, the property sells to the high bidder regardless of price. We'll walk you through which method fits your situation before the auction is set.

Should I sell my farm or land in tracts or as a whole?

Often both. We frequently offer land in tracts, individually, in combination, and as a whole, and the configuration that brings the highest total is how it sells. Dividing a farm can bring in local farmers, hunters and smaller buyers who could never buy the whole place, while still letting whole-farm buyers compete. Can an estate or a family with several heirs sell at auction?

Yes, and it's one of the most common reasons families call us. We regularly sell estate property, including court-ordered sales, and we work alongside the executor and the estate attorney. An open, documented auction gives every heir the same clear answer on price.

What kinds of property do you sell?

Farmland, timberland, hunting land, homes, commercial and industrial property, farm and construction equipment, vehicles, and estate contents. We also provide equipment appraisals.

Where do you sell?

We're headquartered in Moultrie and sell throughout Georgia and the Southeast. Our auctions are online, so buyers can bid from anywhere. As a member of MarkNet Alliance, we also work with auction firms across the country.

Do you work with real estate agents?

Yes. Many of our real estate auctions offer broker participation to agents who register their buyer before the auction. If you're an agent with a seller who might be a fit for auction, see our Broker Referral page.
