Rowell Auctions sold 146± acres of recreational land in Colquitt County, Georgia, after the owner's attempts to sell it privately didn't work out. It sold to four buyers, and with careful planning, the seller avoided every property tax penalty that could have come with a divided sale.
The owner had tried to sell the land privately without success and needed a sale that would bring real buyers to the table.
The property was enrolled in a ten-year property tax savings program. Normally, selling it in pieces would have triggered penalty payments. Because we know how that program works, we recommended the seller set a later closing date. That allowed the seller to qualify for a special exemption based on age, which wiped out the extra tax payments entirely.

We built a digital and print marketing campaign aimed at buyers with real purchasing power. The land was offered on our Ultimate Choice online bidding platform, so buyers could bid on separate tracts, any combination of tracts, or the whole property.

The tracts as offered at auction.
The land sold to four different bidding groups. Every contract was signed and 15% earnest money deposits were collected right after the auction. The sale closed on schedule, the seller received more than expected, and no additional property tax penalties were owed.
