The seller's goal

The land had been passed down from the previous generation. Given the owners' ages and their different investment goals, they wanted a timely sale and a clean division of the proceeds.

The property

The land sits on plenty of paved road frontage in an area that mixes homes and farms. It was heavily wooded with well-kept, mature timber, so it appealed both to timber investors and to people looking for recreational land or a place to build.

How we sold it

We built an advertising plan aimed at local and regional buyers and at recreational buyers. It combined online and email advertising, social media, direct mail, newspaper ads, large signs, and outreach to local real estate brokers.

To widen the pool of buyers, we offered the land in 13 tracts. Buyers could bid on one tract, any combination of tracts, or the whole property.

Bidding was strong enough that the auction ran 1 hour and 20 minutes past its scheduled end. The land sold to six separate buyers, and every contract was signed and funded right after the auction. The results came in above the property's recent appraised value.
